Amber Realty has the resources to help you find the property you really want. Allow one of our experts to find a home that
meets your specifications. We have a simple process. Let us know what area you are searching to live and which features are
important to you in your next home, townhome or condominium. We have the tools at our fingertips to find exactly what you are
looking for on the market today.
STEPS TO BUYING YOUR HOME
1. Needs Analysis
Analyze your needs to achieve a clear picture of exactly what you want your home to look like and function for you. Write down
the areas you are interested in living, if you are interested in fixing it up or not, the particular features you need i.e:
number of bedrooms, baths and minimum requirements for living space or square footage.
2. Preapproval vs. Prequalification
There are important differences between being Prequalified and Preapproved. Loan prequalification is a simple process that
takes basic information you provide on your financial status and provides you an amount you may qualify. This is basically
done verbally or by a letter. In most markets, this holds little clout compared to a preapproved buyer due to the fact that
the information is not investigated. Preapproval is a much more involved process. The lender takes important financial
information and performs an extensive check on your financial status. This provides you with an exact amount that are able to
borrow. This process also gives you the opportunity to find out how much you can afford monthly.
3. Neighborhood Information
Most people make a decision on the neighborhood first and then choose the house that it is in. It is wise to begin making a
list of particular neighborhoods to your liking. What area is best for you and your commute to work, shopping, schools, etc?
4. Home Search
Once you have established the particular areas that you would like to live, we can save you time and money by keeping to
abreast on the available properties that may meet your criteria. We would contact you with the listings that are available and
arrange a time to view them.
5. Making an Offer
Now you've found the home you've been looking for, it's time to make the offer. Taking into account the recent sales of homes
in the neighborhood similar in size, quality, conveniences, and amenities, what you are willing to pay for the home? Once we
have the offer amount, we will take care of the rest.
6. Negotiate to Buy
There may need to be some negotiating in order to reach an agreement. It is important to know that almost everything is
negotiable when it comes to buying a house. This can provide you with a great deal of leverage also. As your agent, we can
save you time and money by representing your best interests and negotiating on your behalf. Your agent should have the
knowledge and expertise necessary to make sure that your offer is accepted at the best price and terms possible for you.
7. Closing
This is where ownership of the home is legally transferred to the buyer. This takes place at the title company's office. Your
agent would be present at the closing reading the documents on your behalf, answering questions or helping resolve any issues
that may come up.
