Amber Realty & Property Management is a licensed California Real Estate and Property management company. We have a team of experts in property management and licensed real estate professionals.

Amber Realty & Property Management has been managing properties since 1975 so you can be assured that we understand what it takes to handle your property. We understand that your property is your investment and can consult you on how to get the most from it. We are property owners ourselves and know from 30 years of experience exactly what it takes to be successful managing residents and the properties they reside.

SERVICES



Vacancies - We answer calls and show properties 7 days a week relieving you of late night or no-shows and weekend appointments. We advertise your property in the Mercury News classified and all bay area rental companies. We also offer pictures of our rental units on our website for immediate viewing.

Emergencies - We are available 24 hours 7 days a week in case of an emergency situation at a property. We have a person available to handle any situation if it were to arise and fix the problem right away.

Tenant Screening - We run professional credit reports on the spot. We verify applicant's stability through direct contact with employers and landlords and attempt to rent to the best possible tenant.

Rental Process - No extra charges for filling vacancies. We supervise painting, cleaning, repairs & maintenance.

Property Inspections - We inspect the interior/exterior of each unit on a scheduled basis.

Property Consultation - We analyze your property to suggest income producing changes, upgrades and improvements to maximize rental income.

Accounting - We offer full service management of your finances for your property. Financial reporting, income and expense statements, cash flow reports and year end copies of invoices and bills for tax purposes.

Real Estate Services - We can help you look for an investment property, a home of your own or assist in selling your property. We can show you homes on the market and assist through out the purchase or sales process.

How do I start?
1 - Sign a management contract with us to begin.

2 - We ask for $350.00 to set up a retainer account. This is managed by us for expenses that may arise for any small costs that come up for emergencies.

3 - We charge a percentage of the collected rents on a monthly basis. If your unit is sitting vacant for more than 30 days, we do not charge for our services until it's rented.

4 - Painting, advertising is paid by you. We receive a discounted rate from our vendors and find that our contractor prices are very low compared to the general public.

5 - Rest and relax. We will manage all the headaches that you've endured through the years managing your own rental property.We will send you a monthly expense sheet of all transactions on your account.
