STEPS TO SELLING YOUR HOME

1. Needs Analysis
It is important to understand what you would like to accomplish in the sale of your home. Your agent will need to understand what your needs are. It is important to know if time is short or do you possibly have more time to get your house ready to sell. There is no reason to waste time accepting an offer from someone who may not be able to buy your home. We will take care of reviewing the written offer to make sure that it is written in a proper way and covers all the necessary areas.

6. Negotiating to Sell
Most offers require some negotiating. It is critical that you understand the contract basics, including what each contract clause means to you and your buyer, what you will net from the sale and what areas in the contract are easier to negotiate.

7. Sell
Once the offer is accepted, you will need to make a list of the things you must do and what the buyer must do, in order to proceed successfully to closing. Your property may need to be appraised, surveyed, inspected or repaired. Depending on the specifics of the negotiation, you may pay for it all, some or none of these items. Once the items are completed from the list and done successfully, the sale may continue. We can help coordinate all items that must be done to finalize the sale. We will be directly involved and keep you informed as to the results and how that will effect, if any, on the sale of your property. We will also be involved in making sure the sale goes smoothly.

8. Closing
Everything has been accepted and the sale has gone through. This is where the ownership is legally transferred to the buyer. You, the seller, will need to be prepared to give any necessary documents regarding the home over to the new buyer. As your agent, we will be present during the closing to help explain the process and forms and make sure everything goes as planned.
